What is Asbestos?

Asbestos is a naturally occurring mineral that became popular after World War II due to its strengthening, nonconductive, and thermal properties. Even though asbestos was mostly banned in the US in the late 1970s it is still found in new homes and buildings today due to imported products. 

Despite its useful properties, asbestos poses serious health risks when its fibers are released into the air and inhaled. Prolonged exposure to asbestos has been linked to asbestosis, lung cancer, and mesothelioma. 

When is Asbestos Sampling Needed?

Per the Colorado Department of Public Health and Environmental (CDPHE) an asbestos inspection is required for any remodeling, renovation, and demolition projects that exceed the trigger levels. 

 Any single-family resident dwelling project that exceeds 32 square feet, 50 linear feet, or 55-gallons of suspect material requires an inspection 

 Any commercial property any project that exceeds 160 square feet, 260 linear feet, or 55-gallons of suspect material requires an inspection. 

What Materials contain Asbestos?

Prior to its ban, asbestos made its way into thousands of household products and building materials such as: roofing, adhesives/mastics, siding, joint compound, insulation, and wall texture. 

Who can Perform an Asbestos Inspection?

All inspections must be performed by a licensed Colorado Asbestos Building Inspector to ensure a thorough investigation, which meets state and federal regulations. If asbestos is determined to be present it should be removed by a professionally approved contractor.
